Initial Findings
Initial analysis seemed to confirm the hotel’s concern, when benchmarked against other similar properties, their water consumption was at a high level. Smarta’s Utilities Manager Monitoring System was implemented. This showed ongoing consumption was high, with water flow never falling below 1,400 litres per hour, equivalent to an annual loss of £22,000 per annum.
The Project Steps
Working around the hotel’s needs to ensure guests and visitors were not inconvenienced, investigations identified the part of the network with the losses. This involved carrying out tests, usually at night and tracing the network to confirm the routes and supply arrangements. The area of leakage was narrowed down to a point where an excavation could be taken out and the leak found on pipework at the back of the hotel.
The Result
The leak was repaired and consumption immediately fell by over 1,000 litres every hour, saving the hotel £18,000 per year.

Using Utilities Manager Monitoring System has helped the hotel manage and significantly reduce its water consumption.
With Smarta’s pro-active approach, the underground leak was quickly located and repaired and will save the hotel at least £18,000 every year. With project costs of less than £5,000, payback achieved was 3 months. Had we not identified the problem, the hotel would have continued, unaware of the losses, paying their bills. Furthermore, they are now fully protected against future problems too.
